Procuring Cause

In real estate, “procuring cause” refers to the actions by a real estate agent or broker that directly lead to the successful completion of a transaction, typically the sale of a property. It is a key concept in determining entitlement to a commission. To be considered the procuring cause, the agent must demonstrate that their efforts were the primary factor in bringing about the deal, including initiating the introduction of the buyer to the property and facilitating ongoing negotiations that result in the sale.
