Buyers Agent

A buyer’s agent is a real estate professional who represents the interests of the buyer in a real estate transaction. Their primary responsibility is to advocate for the buyer’s best interests throughout the home buying process. This includes helping the buyer find suitable properties, scheduling and attending property viewings, providing market analysis and valuation expertise, negotiating offers on behalf of the buyer, and assisting with the closing process. Buyer’s agents owe their clients fiduciary duties, including loyalty, confidentiality, full disclosure, obedience, and reasonable care and diligence. They are obligated to prioritize the buyer’s needs and preferences, provide honest and informed advice, and work diligently to secure the best possible deal for the buyer.

In terms of liability, buyer’s agents can be held accountable for any breaches of their fiduciary duties or negligence in carrying out their responsibilities. This could include errors or omissions in contracts, failure to disclose material information, or conflicts of interest that negatively impact the buyer. As for the number of realtors in Virginia, as of my there were over 34,000 realtors licensed in Virginia. This number may have fluctuated since then due to new licensees entering the profession or existing licensees leaving or retiring.
